Tree Roots and Dry Season: Why August Is Peak Time for Sewer Line Problems

Every August, plumbers across the Inland Empire see a familiar pattern: slow drains, gurgling toilets, and backyard cleanouts overflowing with what looks like a tangled ball of hair. It isn't hair. It's tree roots, and they've been quietly working their way into sewer lines all summer. Understanding why late summer is peak season for sewer line root intrusion in San Bernardino can help homeowners catch a small problem before it becomes a costly one.

Why Roots Head Straight for Your Sewer Line

Tree roots are opportunists. They grow toward whatever combination of water, oxygen, and nutrients gives them the best chance of survival. A sewer line running beneath your yard offers all three: a steady trickle of warm, nutrient-rich wastewater, plus the humid air that escapes through vent stacks and pipe joints. To a thirsty tree, that's a buffet.

Roots don't need a large opening to get in. A hairline crack at a pipe joint, a shifted clay coupling, or a small gap in an older cast iron section is enough. Once a single root filament finds moisture, it expands, splits, and multiplies inside the pipe until it forms a dense mat that catches grease, wipes, and solids.

What Makes August Different

By late summer in San Bernardino County, the surface soil has been baking for months. Rainfall is essentially zero, irrigation is throttled back under water restrictions, and daytime highs regularly push past 100 degrees. Shallow soil moisture, the kind trees normally rely on, has largely evaporated.

Trees respond by pushing their root systems deeper and wider in search of water. Species common to our area—ficus, sycamore, liquidambar, willow, mulberry, and older citrus—are particularly aggressive. When surface sources dry up, these roots follow moisture gradients in the soil, and the most reliable gradient in any yard leads to the sewer lateral.

The Science of a Moisture Gradient

Sewer pipes give off tiny amounts of water vapor through joints and micro-cracks. In wet months, that vapor blends into already damp soil and roots have no reason to notice. In August, the surrounding soil is bone dry, so the vapor trail from your sewer line stands out like a beacon. Roots grow along that trail, following it back to the source.

Once a root reaches the pipe, it doesn't stop at the outside wall. Root tips secrete enzymes that soften pipe materials over time, and the mechanical pressure of a growing root can widen any existing flaw. Inside the pipe, roots flourish because the environment is warm, wet, and undisturbed.

Early Warning Signs Homeowners Miss

Most people don't call a plumber until a toilet backs up. By then, the root mass is usually well established. The earlier signals are subtler, and worth paying attention to in August and September.

Listen for gurgling from toilets or shower drains when you run the washing machine or dishwasher. That sound means air is being pulled through standing water in the line, often because a partial blockage is restricting flow. Watch for drains that empty more slowly than they did in spring, especially the lowest fixtures in the house. Notice any patches of unusually green grass or a soft, sunken spot in the yard above the sewer path—that can indicate a leak feeding roots from the outside.

Homes Most at Risk in the Inland Empire

Older neighborhoods in San Bernardino, Redlands, Colton, and Rialto often have clay or Orangeburg sewer laterals that were installed decades ago. Clay pipe joints were sealed with mortar that degrades over time, and Orangeburg—a tar-impregnated fiber pipe—deforms and delaminates with age. Both are prime targets for roots.

Newer homes in Fontana, Highland, Loma Linda, and Grand Terrace typically have PVC laterals, which are far more root-resistant. Even so, PVC joints can separate if the soil shifts, and mature landscaping planted after construction may now be reaching lines that were installed root-free.

What a Plumber Can Actually Do

The first step is diagnosis, not demolition. A camera inspection sends a waterproof video probe down the line and shows exactly where roots have entered, how much of the pipe is affected, and what condition the pipe is in. That footage determines the right response.

For light to moderate intrusion, mechanical rooter cutting or hydro jetting can clear the line and restore full flow. Neither is permanent, though. Roots grow back, usually within a year or two, so periodic maintenance may be recommended. For pipes that are cracked, collapsed, or heavily deformed, spot repair or full replacement—sometimes using trenchless pipe lining or bursting—is the longer-term fix. A qualified plumber should walk you through the tradeoffs before recommending any of them.

A Practical Next Step Before Fall
